Value of a dedicated home theater

I was wondering, if my parents beside to built a dedicated home theatre, will it raise or lower the value of the home. I talking bout two sets of French pocket doors, no windows, curtains covering the walls, decor speaker jacks, decor cable and sat(or antenna) outlets, and Ethernet.

From what I've read elsewhere, there really isn't a concrete answer. I think it boils down to the right buyer walking into the house and appreciating what he/she is looking at. I have a hard time believing that an HT would cause a house to decrease in value.

I think that it does not increase the value of a home as much as adding something like a bedroom or bathroom. If you're talking about adding square footage to your home you will increase the value of your home no matter what you do.

However, doing a conversion on a bedroom to create a home theater CAN decrease the value of your home. The difference between a 3 bedroom house and a 2 bedroom house (for example) can be substantial.

However, that said there is a great deal of truth in what Frank said. It does indeed boil down to the right buyer and what THEY find valuable. A married couple that has no interest in home theater (remember, if you're talking about a dedicated room, you're not just talking to someone that "likes watching movies") with a few kids, vs someone that has no need for the extra room and is into home theater. You can guess which type of buyer has a higher percentage of the marketplace.

I agree with what has been said, short of taking away a bedroom your really not in danger of decreasing your homes value. Rather, your conern would be whether you increase the value of your home, equivalent to the money you invested.

I installed a Home Theater system (5.1) in the house my wife I owned prior to our current home. It was not a dedicated room, but we went through the trouble of running all of the wires in the walls to keep everything as neat as possible. The lady that purchased the home was very interested in how things were setup, in fact she asked for a list of all of the equipment that we had so she could purchase the same gear/speakers. I wish I could say that the HT system caused her to buy our home, but it was more likely the "Total Package."

What if the HT gear was part of the house sale? Does that change anything regarding adding "value"?

well the room would be a rec room with a total size of about 30'x18', it has a pole in the middle, so the room as a "whole" is usless, so I want to put wall deviding the two sections of the room, and curtains on all the walls, blinds on the doors, no windows.
